I buy off homepath all the time. Have you walked the house or are you going off pictures? It's sale price in 2010 is irrelevant, what are the comps today?

Yes they favor owner occupied.

I didn't waive the inspection, and I did see the house.

Inspection revealed "The house was what I thought it was!!!" to scab off of Denny Green

I was their third offer, first cash offer, gave them till 5 I offered at 1. I made it clear the offer would expire and wouldn't be good past 5, and it was true.

I'm still finding deals. Got an offer accepted at 89k cash gave them a couple hours to jump and they did. Agent disclosed the seller was pissed because he ended up having offers at 105. Hearing about another in the morning, 62k, rent 1150, I'll put maybe 2k in after, solid part of warren.

finding 80k properties in Rochester to flip are virtually non existent.

I'd find a local realtor / investor at a REIA and offer to assist them if they're willing to share what they do with you. Add a value to their business and learn hands on, part time. Youll save money and learn by doing, not seminars

you're doing 30 rehabs annually?

Yes you miss some bank owned commissions. I just give the agent side to someone in the office to write the offer and make the money then pay me back a huge referral fee and they can keep some in their pocket for the hassle
