Hello BP - Anyone have a reasonable company to recommend for mold certification/testing in Hartford County?

Mindy Jensen I noticed in the bp profiles underneath "goals", there is some repetition of the data.. check out Chris clothier's profile as an example. Why is that? I notice it a lot in profiles. Thanks

@Richard Balsam I purchased a home in my name only but would to quit claim my wife on the deed now. Does that impact my debt coverage ratio? (or no impact whatsoever)?

Corey- Wayne is right , you need to go the 203K or renovation loan route. I recently went through Wells Fargo for a construction/renovation loan on my personal residence which was a foreclosure. They will give you the money to do whatever you need as long as the appraisal value is there and you have a licensed/insured GC on the project. More paperwork but as I mentioned, as long as the purchase price + renovation funds are lower than the ARV they will give you the money to fix just about anything.

To your point about inspections, as you long as you put the repair cost for the freeze damage in your scope of work the bank will sign off.

@Account Closed - Sal - I wouldn't say I am active investor but I watch the house prices on Homepath for Hartford County a few times a week. My personal residence was a homepath house I bought last year and I can tell you that the prices have definitely increased in Hartford County. In fact, if you take a look at the homepath website for Hartford County listings that are on the market, 2/3rds are "under deposit".

I am buying a foreclosed property to use as my personal residence for a couple of years. I will be doing a month of reno using renovation financing and the bank wants me to insure the property during the renovation period.
