I'm proud to say that my business partner @Anthony Bostic and I have just closed on our second investment.  We have set a new goal to obtain in the future, which is to have another home under contract before the other finalizes.  With that being said it keeps us on our toes and focused. there is no existing mortgage on the home so the subject to or wrap around is not an option.  Basically trying to see how we can fit an assignment contract within a traditional bank loan that's why i mentioned the quick claim to us

Had a question that I hoping that someone may have the answer to.  We currently have a house under contract, a potential buyer contacted us and said that they may use a loan.  To my understanding most banks won't deal with assignment contracts so since the property is owned free and clear we were thinking of creating a contract with the motivated seller to do a quick deed in our name ( with the understanding that the seller will still get what was stipulated originally) so that way a traditional bank loan would work. Has anyone done this before?  Thanks.

@Anthony Bostic, well said my friend...you ever thought about writing a bio?...lol.     Anyhow I just wanted to ad that he hit the nail right on the head with this.  Weed out the negative people in your life and surround yourself with like minded folks, and continue to speak positive.  That's why for us the partnership works, there are times when I wasn't feeling motivated and a simple phone call would change my thoughts and mood.  Remember you can be your worst enemy and talk yourself right out of something beautiful.  Patience is of Virtue!  Thank you and God Bless!
