How long was it from the time you sent funds until the property was rented?  I too am intrigued as a busy professional, with owning a new rental in an appreciating market  it just worries me a bit to come out of pocket 50-75k and then have many months of carrying costs before it is rented

@Alicia Marks for me it has helped to start small and rack up a few wins. As my wife has started to see the checks coming in, she is coming around.

I know most on here are active investors but I was wondering about adding a syndication-type deal to my portfolio.  Has anyone had any experience with the following?

  • Fundrise 
  • Equity Multiple 
  • Yield Street 
  • Rent to Retirement

What worked? What did you like about it? How much did you make? Any regrets? Would you do it again?

@Michael Plante as i mentioned in response above, no one said anything before the job or as started. Current crew blamed it on poor workmanship of previous crew. Once they were done and noticed it peeling again, that is when they brought up possible attic ventilation / moisture. My whole point in this post was it doesn’t seem like moisture would do this in 3 days. 3 months, definitely but not 3 days.

Hi, I need some help with a rehab.  I had a foreclosure that I had rehab'ed and it was rented for a year.  Now I am trying to get it re-rented and the crew noted that the ceiling paint which was just redone last year, is peeling again.  I had a painting crew come who said it was because of moisture from poor ventilation in the attic.  I had them redo the whole ceiling.  They sent pictures of the finished job.  Then today they said they went back and said there are again "a dozen spots" where it is peeling.  I asked him how this could be.  He stated "There is no water leaks. Just condensation for the roof/attic having no ventilation at all." and then said "We think it could be this. Something is causing the mud to not adhere to the drywall from the attic area."

Can condensation really cause this in a mater of days?

If I have this correct, the IRS allows one to depreciate a rental property over 27.5 years (if I am wrong, please correct me).  My question is this:  If I buy a property from an owner who has had the property for 30 years, he / she has already depreciated it to zero.  Am I really allowed to "re-depreciate" it (yes I made that word up) over another 27.5 years?
