Hello BP World,

I currently hold a tax lien certificate that I bought last year in the Yavapai Cty Tax Sale. So far we're going into 1.5 yrs of the redemption period and I just wanted to get a feel of what steps I need to take in order to foreclose on the property should the owners fail to redeem the lien. All comments and recommendations are welcome. Thanks.

@Jerry K. If I am the winning bidder for a tax lien certificate how are the subsequent taxes computed that I am liable to pay? Are these the taxes against the amount of the lien that I just purchased or is it against the entire value of the property?

This is great info. I also wanted to ask, in most AZ counties the winning bidder rules also involve that the winner must pay subsequent taxes on the lien. What does that mean?

This is an interesting post @Jerry K. Would you happen to know where can I obtain similar or comparable stats for Yavapai County? I'm currently planning on bidding on the upcoming February 2017 sale and would like to have some good data to consider my options. Thanks again for all contributors on this thread.

Thank you @David Frol, I'll look into the Manfredi group. Any thoughts on the New Wealth Advisors Club?? I've been contacted by them and we're supposed to go to one of their meetings sometime this week. Any additional information is greatly appreciated.
