Hey all the Atlanta Members!

I'm located in Phoenix. There are very few good investment deals right now. I was looking at some properties in Atlanta and the numbers look much better. I know a few people I can partner with out there so I'd consider investing there if there are good deals to be found. What is the market like for SFR's and residential multi properties? Are there good deals and if so, where can they be found? Thanks guys!

Hi everyone,

I am interested in purchasing a fourplex in the Phoenix (East Valley or South Scottsdale), using an FHA loan and then living in one of the units. I think this would be the best way to get my feet wet ("rent hack" + landlording experience). Deals are tough to come by in this area, I can't count on appreciation, and I don't want to downgrade my personal living environment too drastically. I feel like I'm stuck.

What are your suggestions? Should I continue to pursue a residential multi or should i just invest in a SFR? Thanks!

 I'm really not worried about everyone dispersing from phoenix due to a water shortage.  If you are going to worry about something affecting your real estate business I'm sure you can come up with 100 more likely detrimental events.

Hey @Nicolas Vautier I just moved to phoenix as well.  It's great here, much cheaper than my home CA.  As far as what you should do with your money, that really depends on your risk tolerance and short and long term goals.  If you are interested in commercial, I would look at office.  Vacancy rates are high but should decrease with the influx of companies from areas of the country where the cost of doing business is too high.  Good luck!

What systems do you fellow investors put in place to automate/streamline your processes using software and other methods.  

As a franchisee i'm very fond of using systems in my line of work.  I'm referring to anything from: marketing (putting together and tracking marketing efforts), accounting and financials, payment processing, landlord responsibilities, keeping track of repairs, financial projections, tenant info. etc.

I am looking put together an official investors group.  The purpose is to utilize economies of scale to negotiate better rates when hiring contractors and repair people.  Please leave a comment if you are interested in joining the group.  When we have several investors that are interested I will put together an official group and I will then start to negotiate agreements with local contractors and repair people.  Thanks!

My name is Greg.  I just moved to Phoenix from San Diego.  I'd love to meet anyone involved in the industry in Phoenix.  I'm a newb who has been attempting to learn as much as I can prior to investing (podcasts, books, internship w/ Marcus & Millichap, networking, picking the brains of investors).  I'm a Regional Partner for a medical device company currently in charge of the expansion into the Phoenix market by day.  I'd like to begin investing in commercial properties (multifamily & retail) as another source of income.  Please say hi, especially if you're in the Phoenix area!   - Greg
