Hey everyone - I wanted to come back and share what the final recessed lighting looked like for the house! Thank you again for the support in this, y'all are awesome :)

Exactly. This is how 95% of these custom lighting features work. It's probably just basic off-the-shelf low voltage LED strip lights (12v or 24v). Low voltage wires then run to a transformer in a hidden (but still accessible) location, which is then plugged into a switched receptacle.

In the case of your stairs, you just need to have a groove in the bottom of the stair nose that's wide enough to conceal the LED strip. Then poke a tiny hole through to the back side of the stairs (usually this area is just used as a storage closet anyway) and make up all of your low voltage wires and transformer there where it's out of sight.

I’ve only done this once, but yes. I ran a transformer to a switched receptacle which just means that particular receptacle isn’t always on. The power to it is ran off of a single pole switch. Mine were 24v led strips I bought off Amazon. I suggest a type strap that has pre installed holes so it can be secured with smsll screws rather than. Just bounce sided taoe(which fails to stay put long). I’d also suggest either knowing  the other LED colors or getting the adjustableoption that goes from 3000k-6000K (warm colors to whiter respectively. That way you can either match the other lights or adjust to what suits your needs. If there’s any questions about the foreign language I just spoke, feel free to message gene. Haha!

I’ve only posted a few times on here. My name is Drake Payne. I own Copper Co Electric in Middle Tennessee. I had a customer call me and said she had totally remodeled her home. Total gut. Did everything herself. Including the electrical and just needed someone to finish the electrical up because she reached her point of being comfortable and doing the actual panel terminations, ect. I said I would love to. (This isn’t what an electrician wants to hear though. Normally that means there is a rats nest of wires running in all kinds of wrong places.

I go to give an estimate and walk in and this young girl did better than 75% of other electricians I’ve had the pleasure of knowing. She demoed, reframed, wired, insulated and now dry walled it all by herself. Aside from me making up the more challenging terminations. We spoke for a long while and it turns out that she is actually a real estate agent here in TN and she is only 19! I was just totally blow away by her drive and determination. I figured what better a place to tell this story that BP. She is going so far and we’re planning on partnering on some deals.

She has sold 6 houses as of today and is getting kind of down and out. I told her about BP. I’m attaching her digital business card below. If anyone in the realtor side has some time and would be willing to help her I just feel a tug on my heart to do all I can to get her moving. She has such passion for everything she does. No matter what it is.

Thank You All,

Drake

Hey Drake!
Yes, This is a good place to get beyond the analysis paralysis. I second what Troy( and him and his wife are really nice people)is saying.
Look at as the school of house investing .You're always learning and along the way you'll end up owning investment properties. And the fact that you are in the trades and know how that world works , is such a leg up! I'm working on my next rehab now, we should meet up, when I'm back there

I would love to! DM me next time you’re available and we can get something together.

Hey Drake,

I've got clients in the same boat as you and we work with a multitude of lenders that can give you options. I'm an agent that solely works with investors and I've been getting a lot of good LTR opportunities coming across my desk. I'd love to connect, also I have a client that is worried about an electrical inspection he's facing with one of his investment properties so maybe you can help me with that too.

That would be great! Thanks so much. I’ll message you my information.

Thank you, sir! I will definitely let you know when I get to that point. Let me know if you need anything electrically in the area as well.

Hello everyone. My name is Drake Payne. I’m from Monteagle, TN. It’s near Chattanooga. I’ve been wanting to get into the long term rental game now for years now. I own a small electrical business in Middle Tennessee. I specialize in residential and commercial. I’ve decided I am tired of being paralyzed by analysis and have started getting my ducks in a row to be able to pull the trigger on a property. Hopefully within the next year I’ll be ready to get started.
