Mid south tri state area....Foreclosure's and pre foreclosure's have definitely seen a uptick in our area. Brokers, local lenders, and appraisers all seem to independently confirm this as well. Just building cash reserves and laying in wait for good deals to come to the market, I would not be at all surprised to see a "market correction" but severity will be regional and even market by market on a micro level. My area has seen steady growth and appreciation but it wasn't the crazy hyper appreciation and sales price growth seen by other areas, those markets will be hit the hardest. Not really concerned with a major loss of value in my area. So for now its just building cash and carefully picking homerun deals. 

Memphis seems flooded with both local, and out of state money, even international. The question is, is Memphis oversaturated? or is this just the beginning? 

Today's market is a hot one! from coast to cast real estate seems to be performing well overall, in a competitive market I would like to hear everyone's opinion on what they consider to be good cap rates/ROIs and specifically what YOU look for in an investment property in terms of Cap rates/ROIs.

What are everyone's thoughts on finding deals VS funding them? I personally struggle in the funding department which drives me crazy when I can find deals.
