My goal is to make 10k a month in the next 6 years in passive income by buying and holding.  Once I reach that goal I may begin fixing/flipping as I pay off my mortgage debts and own homes out right. It would be awesome to find a mentor in or near Austin, TX if it's OK that I don't havre the cash to take action just yet. Do I just attend a real estate meeting and ask around for a mentor without cash to take action?

Thank you everyone for the insightful replies. I'm fully now fully motivated and dedicated to becoming a real estate investor. I believe the FHA loan will be best for me maybe even the 203k plan because I'm starting with nothing. I've recently begun saving for my down payment. It looks like I'll need about 10k if I want to start out in Austin, any advice on becoming a landlord in other cities and states across the nation? Is it possible to make 10k a month?

Hey, My name is drae, I'm 24, and I live in Austin TX. After watching a rich dad poor dad video I decided it was best I focus on investing in real estate asap. I was wondering how much money should I save up as a down payment to buy my first home? And, does it matter if I go for a single or multi family income property? Also, I've been thinking about charging tenants around 500 for rent to make a property more appealing and guarantee a tenant. Please help me make a decision and begin my path to becoming a real estate investor.
