@Alex Grosvenor Alex thank you commenting. Yea I found out that “rent to own” is not an option in Tx but I was saying that the properties could be purchased with a mortgage, cash partner or private lender then rented to the clients until they are ready to own then the properties could be sold to the renters(if that’s a legal) or I was thinking if an investor in the Dallas area would be interested I would find the houses & the. wholesale the property’s to the investor with renters ready to move in. Did that help clarify? If so do you think either of those strategies make sense?

I am currently in the Cleveland area with 2 potential long term single family deals with a lease to own option on the table in the Dallas area. I am looking to build a team in the area. I need Agents, General Contractors, Home Inspectors, Appraisers, Investors and Brokers in the Dallas area that specialize in single family properties. Good morning Bigger Pockets,

I have 2 clients in Dallas, Texas area interested in renting a home under a rent to own agreement. Their maximum rent is $1900/mo & $1800/mo and they would like to be moved by 4/15/21 and 6/1/21 respectively. I have found 6 properties that meet their criteria and I am looking for funding options for this situation. Post: Small Mortgage Lender/Cash Partner in Cleveland, OH

Hello all, 

I am new in rental property investing in Cleveland, OH operating under my LLC. I have found a long list of deals in the range of ($40,000 -80,000) that will provide positive cash flow with 95%+ returns. Some of these properties needing minor rehab work and some of them are already occupied with tenants. Problem is I don't have the capital to close on these properties.

Does anyone know any good lenders who offer mortgages on small amounts like this? Or are there any private lenders willing to become the strategic cash partner with a hungry investor who will find and work the deals? We will spilt all profits(50-50). 

Like I said I am interested in rental properties but am open to other strategies as well. I have the time, someone here has the funding. Hoping to start a lasting and profitable partnership providing the numbers make sense for both of us.
