Guys, I appreciate your input a lot and did not mean to pitch one state against the other. I am sure it is true that fitting deals can be found in each market and it was probably my fault not to be more specific.

Having and continuing to listen to the podcasts and education on BP, I keep hearing that lower priced properties are a better approach for my goal of building a portfolio of cash flowing rentals that will ultimately turn into my retirement source. Living in CA, I am somewhat intrigued by places that allow to buy a whole house for $40k - $70k when I can't even get a shed for that my state.

That being said distance is an aspect although I learned form listening to David Green that visiting properties is not really necessary.

I you guys would have to create a list of best to worst and letting me know what your top 5 are (and why), it would help me to narrow down my research. I have three properties now and would like to add 2-3 this year.

I just finished listening to podcast 257 and wonder which out of state places are probably the best to invest into for rental properties (not rehab) for 2018?
