Hi Kristy, it's tough to find a single-family rental in Charlotte for under 250k, but about 45 min out the values drop a lot.  I like Belmont and Gastonia for example as being in the path of progress for the light rail.

Hi April, sorry for the delayed response.  There is nothing inherently wrong with this arrangement.  I was just pointing out the liability involved in screening.  We get secret shopped sometimes by the housing authority to make sure we are handling our applications correctly.  We have never had a complaint, but from what I understand they can be very time-consuming to deal with.

Hi Mike, I'm in Charlotte too and am curious what made you want to invest in Winston Salem.  Are the returns better there?

Hi Allen, Zillow also has a screening tool.

I'm not surprised that property managers are not interested in doing that as a stand-alone service.  There's a potential liability in regards to fair housing laws and I'm not sure what I would charge for it.

Hi, there are a lot of ways to structure a master lease, but one way to think about it is similar to a triple net commercial lease.  Yes, it would work in Canada.

Eric is correct that a license is not needed for master leasing.   There are a lot of great reasons to master lease as opposed to fee-based management, but getting around licensing laws, is probably the worse one. 

I'm not saying this is the case here, but once in a while, someone will lose their real estate license for embezzling funds and pick up master leasing as a workaround.
