Hey BP'ers - any feedback on Real Estate Mob's Virtual Assistants? 

I'm a little turned off by the start up fee but willing to pay if it's worth it.

Anyone else having a good experience with a different company? Would love to hear thoughts and feedback.

Hi there! I'm looking for more lenders that will do BRRR style refinances... typically on rentals that were purchased with cash or hard money loans, rehabbed, and are rented and cash flowing.

Ideally lenders that will end at 70% LTV to my LLC and with less than 6 months seasoning. If someone needs the full six months of seasoning, that's not a dealbreaker.

Credit is at 680 on one bureau, 722 on another.  Goal is 6% interest 

I'd like to meet a national lender that will do these so that I don't have to track down different lenders for every state I invest in.

Any suggestions on BRRR friendly refinancing lenders?

hey Trevor, I appreciate you taking the time to share your perspective on here.

I do appreciate the apology you offered them and now. But that doesn't change the issues that happened or mean that I can't share my experience with others.

This "he said, she said" with godaddy is one of the issues. Your the first web vendor I've tried to work with that had these problems. At one point I had >50 small sites up (with my day job) and every other vendor could handle what your folks couldn't. 

Im sure you have plenty of happy customers and some are affiliated and posted their stories on this forum. Others may have had a better experience and I'm glad they did.  And I have a lot of respect for the PR side of our operation and am impeded you'd take the time to defend your company on the forum. But a suggestion - maybe investor carrot should take the time to learn where things went wrong and address those for future customers?

If you want to position the company as a plug and play for real estate investors, that definitely wasn't the experience I had.

hey @Eric C. - I think what they're selling is an easy lead generation site, but I found it to be buggy and full of tech issue during set up.. the site wouldn't load on my domain (even after following the very specific instructions investor carrot gives) . It turned into a blame-game between them and my hosting company (godaddy) and to be honest, I was much more comfortable with godaddy's explanation and understanding of the issue. You could build one of these sites for <$50 on your own and hire a VA to help with SEO for much cheaper than their cost, but I was willing to give things a shot assuming that investor carrot would be convenient and easy to work with. They definitely weren't.

If others know of firms that produce what investor carrot says they produce, I'd love to reach out.  There's definitely a market for investors who want to be doing this type of lead generation and are willing to pay a little to avoid getting bogged down in details.

Hey - just in case anyone reads this thread, wanted to share my experience. Investor Carrot's set up was very messy.   I don't think you get what they claim you're getting and when I asked for help, they just tried to blame it on my hosting company.  I had to duke it out to get a refund and ultimately cancelled. If you're looking for the plug n' play system that they claim to be, keep looking.  


If anyone has found a competitor that actually does what Investor Carrot claims to do (and what Bold Leads does for agents), I'd love recommendations.

I've had a great experience on auction.com. Properties do go up on auction, don't sell, and come back later. Just know your price and stick to it.  If you're the highest bidder and the auction ends without hitting reserve, sometimes auction.com will contact you after to negotiate.

Hey @Jeff Filali, great to hear that it's working for you.  Just a suggestion but I would definitely make sure that your site is working in chrome, tor, and on mobile devices.  The Investor Carrot site wasn't fully functioning on these platforms when I checked.  

For me, I couldn't scroll down and click the "request cancellation" button, which made me wonder if prospective leads would run into the same issue (not much sense in having a site and advertising if the site doesn't function enough for them to submit the lead).  

They do have a 30 day refund policy - after two calls from my assistant, five attempts submitting on my device, and two requests via email they finally agreed to cancel and refund.

I gave Investor Carrot a shot.... the site didn't work and wouldn't link correctly to my hosting. I repeated investor carrot's instructions for linking to the hosting account a few times before giving up and realizing that it wasn't going to happen.  Investor Carrot's support just tried to blame Godaddy (and Godaddy gave a pretty clear case that the problem was with Investor Carrot).  

But the most ironic thing.... Investor Carrot requires you to cancel online, and Investor Carrot's own website didn't even work on some browsers, including my mobile browser.  I had to try three different browsers to find one that worked with their website to process the cancellation.

These folks are selling investor websites, and their own website doesn't function on most browsers or on mobile devices. What confidence should anyone have that their lead generation sites are actually working?

Hi there, I'm  looking to purchase more properties in Minneapolis (rental and flip). I'm beginning a lead generation system (digital, direct mail) to help find more and better deals. My goal is to purchase 1-2 properties (distressed - properties that need a lot of work, not listed on MLS) each month and I have a few investors that may want to purchase others if we secured more.

I'm looking for a sharp motivated sales and marketing minded person to manage this process and close deals.

Looking for:

-Personable, positive attitude.
-A fearless salesperson!
-Entrepreneurial attitude.
-Some knowledge of real estate wholesaling and lead generation is a plus.
-Some understanding of Minneapolis neighborhoods, etc.
-Email/text friendly, strong communicator - direct and to the point. I stay busy and do better with written communications (I'm not a big a phone guy).

Duties:

-Help manage marketing program - monitor google ads, ensure that mail is going out regularly, etc. I'll help get the lists and set the systems but you will be in charge of managing them.

-Respond to leads asap (ideally within six hours). The goal of these call is to get to know the seller, understand why they want to sell, and understand their bottom line. If the property is a good fit, you will visit the property owner.

-Manage property research - a virtual assistant will help pull comps and complete a standard analysis form on properties but you will be responsible for managing him.

-Visit property owners. Take photos of properties and work to get a commitment from the owner to sell.

Terms:

-Payment of $1,500 per successful deal that I close. I'll be purchasing some properties myself and looking to sell some to other investors. You're paid when the $1,500 when the deal closes.

-An extra bonus of $1,000 after the third property closes (ie. when we close your third deal, you'll received the $1,500 plus an additional $1,000 bonus).

-This is a contract position. I don't see this replacing someone's full time job, but would be a great side project for someone who wants to get into the real estate business. You can work from wherever you'd like and you're welcome to use my office space in downtown Minneapolis. Must have access to reliable transportation.
