@Christopher Raiz Congratulations!!!! Most young adults your age have no clue what path in life they want to take but you seem to have a focus and drive most do not. $5k to invest in real estate is not the move I'd make at this moment. I'd instead use the $5k and invest in yourself. You mentioned you work full time and school part time so your time is limited, but I'd look into getting my real estate license. Some schools offer Saturday classes which might work for you. With everything included your probably going to need about $1k to get started (school, books, and fees when you join a brokerage). You'd be learning while taking action. Learn the ins and outs of a trade. Attend courses and classes taught by some of the top agents. I'm glad your so upbeat and hungry! @Charlie MacPherson Great points. Title insurance would be a must for me on this deal.

@Jennifer Jackson There are a couple of red flags here. Some more manageable than others. Credit scores don't scare me much DEPENDING on the circumstances. Student loans are a great example of what I'd be more lenient with. How long ago was the DWI, and has this court issue already been resolved? How long have you been looking for a tenant? Do you have other applicants? If this is your only applicant than have you tried letting a local Realtor give it a go? Rental Listings in NJ are at no cost to the owner, and by casting a bigger net you may find the bigger and more qualified fish :)

@Brandon Turner Thanks a lot man! I just listened to podcast 051 today having to do with multi family homes etc. I'm sorry I'm still not familiar with who was speaking, but I heard one of you speaking about meeting up in New York with some members on the 14th? Me and a friend of mine are fairly new and would love to join if possible. @David Thomas the same for you bro! I currently live in Jersey City, NJ and would like to start here or a close surrounding area. (I figure because I know this area really good, and I believe it's on the rise because its minutes from NY but a LOT cheaper). @Logan Zanki Great advice! When they suddenly switched you to an FHA I'm guessing you then had to place a down payment right? I'm in the process of saving right now but would rather not have to use it on a down payment so I will follow your advice brother. Also if you don't mind me asking, was it tough getting a 4plex approved through the VA? I've heard they can be strict sometimes.

Hello everyone! I am very new to bigger pockets and real estate in general. I currently qualify for a VA home loan and am looking to purchase a multi-family property to hold and rent in the Northern NJ area. VA rules that I must occupy one of the apt.'s for a certain period of time. Any information or guidance is well appreciated. I am very excited to get started!
