Seeking space to store material and tools for construction business. Ideally looking to purchase income producing property with adequate storage space in mixed use, light industrial or small multifamily, but willing to lease, share or trade services for same. Open to creative ideas on how we can help each other. Not afraid of significantly distressed property in Maplewood, Union, Irvington, East orange, Orange South Orange, Millburn, NJ.  Need from 500-1000SF

@Yoann Mamy Randriamihaja  I'm also interested in investing in Troy and came across your post.  Was wondering how you made out in finding a contractor to help with your rehab and how that's going for you.

I have not invested in Ironbound as of yet.  I know a number of people who have.  The Ironbound has changed a lot over the past several years, some good, some not so good. Like everywhere else you need to research the neighborhoods.  I've actually seen what looks to be some pretty good deals on multi's on some of the auction sites. 

I agree with your assessment of downtown.  I've been invested n Halsey for many years.  Is the City/State still offering incentives for teaches to invest in Newark?  Reach out to me some time and let's grab a coffee and chat (maybe not Starbucks, but Art Kitchen is alive and kickin).

Hi @ Wedy Wu,

Harrison is a solid town within a short train ride of Manhattan.  In and around the Path Station has seen tremendous growth in multifamily development over the past several years, with more to come.  The Train station itself is slated for something like $4M in improvements by the PA.  Red Bull Stadium is nearby and there are several bars and restaurants already there or on the way.  

I'm invested across the river in downtown Newark which is seeing quite a lot of development itself.  There's a mixed used project across the street from my buildings which will bring another 220 rentals on the block in addition to a number of other recent rehabs.  While I've been a booster for downtown Newark for a while, and these developers obviously see things turning for the better, there are still those that are timid with the thought of living there.  So, Harrison offers a "safer" alternative to those urban dwellers who want to be within a 20 minutes shot of Manhattan.

If the property meets all your other criteria, I think you're going to do well near the Harrison Path Station.  Best of luck.  Let me know if I can be of any further assistance.

Mark, 

I've always been up on Trenton and like what I see you're doing there.  I've also followed a lot of developments on the Trenton Lofts site.  People always questioned why I invested in downtown Newark years ago and now with a couple of billion $ of large scale development going on in my neighborhood it's become pretty clear.  The migration back to the cities transport hubs is only going to continue.  Would love to take a closer look at what you're doing sometime.  Keep up the good work.

Thanks @Daniel Alegre.  I don't have any specific questions but am interested to know what his general underwriting guidelines are.  I would be interested to learn what comes out of your discussion.  Thanks for sharing.
