Thanks for the breakdown. I purchased my first duplex right before COVID. Now I'm looking for a BRRRR deal. Your post will help me a lot. Congrats!

My review is for the new calculators. Please change them back to the old style. The functionality placement of the inputs is not user friendly. I can't enter my exact down payment amount. I have to select a predetermined percentage. I have to download the PDF to visually see a complete picture of my numbers. Some of the entries are missing (Unit breakdown price).

Thanks! Went to view a property found on the MLS and the seller who was also the builder was showing the property. My Realator looked across the street and saw the new construction being built which was being built by the same builder.

Greetings! 

Big thanks to Bigger Pockets, @Brandon Turner and all the community contributors! I was able to purchase my first Duplex for $280,000 with a total of $3,000 of my own money. I used a VA loan. The property was new construction with a tenant who paid 10 months of rent upfront. So I was able to receive a nice check at closing.

My question is, what are some ways to purchase the next property after using a VA loan or FHA loan. I plan to live in one unit for a year and then purchase another property.

Hello Investors, 

I'm in the process of purchasing my first house hack property. I'm looking for some advice to see if the property is a good deal. I'm using a VA Loan and the property is a 2 bedroom 1 bath duplex.

The property is new construction and already has a tenant that will move in once the property is completed on 1/28. The tenant has paid 1 year worth of rent that would be transferred to me after closing. Any advice is greatly appreciated.

Thanks for your reply. The seller had no other offers and the duplex has been on the market for 190 days. I’m guessing it’s the latter part of your response.
