Hello BP Community, 

I am brand new to REI, and I have been looking to surround myself with a team of reputable professionals as I dive into this venture. I found a contractor on craigslist who has worked with investors prior. I am looking to develop a short-list of contractors for any fix & flips or buy & hold properties that may need some work to get rent-ready.

My questions is:

-What should I ask the GC to make sure they're qualified? 

-How should I structure payment for their service? 

-If working with them as a partner on a fix/flip, what contracts do I need to have in place? 

I understand there are several questions above, even if you can recommend a good book or resource that can answer the above I would greatly appreciate it.
