We have a property that we purchased in the Poconos about 2 years ago. It has done well. There are a lot of fixer uppers there. We typically short term rent with AirBNB, but We currently have tenants that have lived in our place for 6 months and will leave at the end of October. We just went back in AirBnB last week and already have 4 bookings.

In spite of what most on this forum say, we completely paid off the house using income and any bonuses that we received.

What the leverage group will say is that you can scale with leverage. While this is true, you will have a lot more work.

We can Cashflow $1000 per month and manage only 1 house. The leveraged investors may only make $200 per house after paying their loan and now they have to manage 5 properties to get that much Cashflow.

I have a vacation rental in the Poconos in East Stroudsburg PA.  It is in the Penn Estates community.  Looking for a part time a property manager.  Basically some boots on the ground to address any issues that may come up from tenants. Salary Negotiable.

I just used an agent there and he was great. He helped me buy my fist investment property there in November. He knows the area, Doesn’t BS, and he works hard for you.

by the way, I am a real estate trainer (just not licensed in PA) so I know a good agent when I see one. He was the third agent that I interviewed and I am happy that we went with him.

some agents that I met there do a lot of business there but we’re a bit arrogant. Not good for me. But I was happy with my choice.

Doing the Analysis and this duplex seems to cash flow nicely. This is probably a "C" neighborhood. Currently has 2 tenants generating $1421 per month. This is my first attempted purchase. I tried to be conservative thinking that the house will not appreciate (although it probably will only appreciate at 1%.

Any thoughts?
