Andrew Johnson finding someone who was land lording or renting back in 2008 is a great idea. Also a good point on rising interest rates.

@Kenneth Reimer Kenneth thank you for the response. I follow your logic completely, however what is confusing is when I read people saying that you need to "understand your market" to know the rent values used in the analysis. I just feel there needs to be some margin of safety built in and was curious if there was a rule of thumb seasoned investors use.

Good Morning BiggerPockets My name is Doug Meeuwsen and I am a new 31 year old investor from Hillsboro, Oregon. My question to investor community is related to rent rates when analyzing a property. As a new investor saving for my first buy and hold purchase, I'm concerned that my analysis is assuming a rental rate that is not sustainable. As many of you are aware, Pacific Northwest property values and rental rates have gone gangbusters. If I use the going market rental rate in my analysis I feel like I am setting myself up for a SFH which will not cashflow when the market pulls back a bit. Any guidance on how to incorporate the appropriate rent rate would be great. Thanks for the help. Doug Meeuwsen

Good Morning BiggerPockets My name is Doug Meeuwsen and I am a new 31 year old investor from Hillsboro, Oregon. I am also new to BiggerPockets. The guidance, mentorship, and ideas talked about within the forums and podcasts is simply amazing, unlike anything I've seen before. Thank you Josh and Brandon for creating such a powerful tool for all to benefit from. My first question to this investor community is related to student loans. As a new investor saving for my first buy and hold purchase, does it make sense to pay off my student loan (5.335% interest rate) or continue making monthly payments and continue carrying the debt?
