I have a property under contract to assign. I'm not sure if I am allowed to post in this forum. So I will make this short. This house annual rent income = $1100 x 12 = $13,100 per year. Expenses per year = property tax approximately $700 + insurance $270 = $970 per year. No HOA due in this house. Net income per year = $13100 - $970 = $12,130 per year. Asking price is $125,000 4 Bed 2 Bath affixed modular home 2.88 acres 1,680 sqft Tenant pays $1,050/month

Hi everyone! I am currently looking into a 230 unit, 11 story apartment building on 8.32 acres

. The owner is motivated to sell for $48k. The rents range from $580-$750 for studio to 2 bedroom. There are alot of "Dont Knows" with this deal. I need help with the following items to put me on the right path of structuring this deal:

1. What is the avg cost of ownership for property of this size?

2. What sort of pitfalls should I look out for?

3. Refer any hard money lenders or investors that you have worked with that you trust.
