Thank you both for the advice.  These are great things for me to look into before I dive into the market.  Other than zillow, how do you check out the market per say like you advised above?

Hello,

I am still a very new investor, but I am really starting to get interested in STR. I have listened to Tony Robinson for a while now on the Real Estate Rookie Podcast, and he has now intrigued me to the point I am looking on line. I am looking for some advice on how to find a good STR. Do you find them on Zillow or just drive for dollars type of thing. Especially if you are out of state attempting to do this. Any help would be greatly appreciated.

I have explained to the realtor what my plan was.  After thinking about it I decided to go another route because I honestly didn't trust the realtor.

As far as I know he is open for creative financing.  I have a partner who is helping out with possibly buying this residence as a cash buy.

Hello, 

I am going to look at a residence next week and the realtor is asking me for a proof of funds.  How would one go about doing this.  I obviously don't have the funds I'm attempting to do creative financing.  What should I do?
