Greeting Experts, I will not take what is said here as legal advice ...

I am looking at a mixed use property having residential units and commercial it is being offered to me on land contract, wondering if I can take equitable title, and later complete a 1031 exchange and get Legal title?---- thank you for all thoughts 

Hi Bryce! After remodeling my wife and I moved in October into our second duplex in Ferrysburg. 
This one is ideal for short-term rental. We have about 66 % of the nights we had available now booked and have really put some thought into branding our Garden Getaway! If you're looking for assistance, I'm pretty handy with a lot of things and did all of our floors for our remodel. We had a local professional real estate photographer do our photos for the air-BnB and it was really worth it! I would be happy to put you in touch with her when you're ready! Hello All,I identified a motel that would make great apartments approx 14500 sq feet total. Calculating an average apartment size of 800 sq ft going for a median price of $750 a month conservatively. I calculate you could get about 18 apartments. If the property can be obtained and renovations completed with 1 million. I realize I’m a bit out of my depth here. I have not tied this up and need advice on how to proceed without losing out on the opportunity?

Hello Don I am still pretty much a newbie in real estate. I own one duplex and have good tenants. I live in the other side. I’m looking to purchase a duplex that is about four houses down from me it just came up for sale and the owner is a realtor who bought it two years ago. I do not have the down payment for the initial 25% needed for the investment. I’d like to put an offer or two together requesting some sort of seller financing or trying to use Hardmoney. I’d love to hear your thoughts. Thanks so much!

Hi Nathan, this is Doug Andrews over in Springlake, (49456 )also pretty new to BP, but very excited about the possibilities. I’ve been trying to devour information as part of my step one. I listen to BP podcast, and have picked up three books. The book on rental property investments by Brandon Turner. Set for life by Scott trench, and never split the difference and book a negotiating. All books that were mentioned on podcast as one of those famous four questions.
