Not sure if my post reached anyone, but we are currently marketing for of the market properties, and we are looking to connect with wholesalers in the los angeles area.  We have all the tools to get leads, but do not have the structure for follow up and close.  We are currently marketing in the los angeles area and would like to work with someone who can take our leads and close them.  We want to create a win win situation.  Please message me and lets make deals happen together.

Still educating myself on the process

And still not clear on this.

If i sing a purchase contract with a motivated seller, do i immediately go and open escrow and use whatever earnest money agreed upon to do so, then market the deal to cash buyers, assign it, then take the assignment contract back to escrow

Or  do i start marketing the deal out and find a cash buyer first and then assign it and then do i take the purchase contract and assignment contract to escrow? 

Dont really understand this portion of wholesaling

Thank you all for the feedback.

Im still educating myself, sorry if my question misled anyone into thinking i already had a deal under contract. I want to make sure i fully understand our business before i jump in.

So next step is to find your buyer, assign the contract, i like the idea of getting a non- refundable deposit at assigning contract, then take all contracts and assignment to escrow.

That raises another question

Again please excuse my ignorance

But how is the earnest money handled on the purchase contract and the assignment contract? If i put an amount on my purchase contract, do i put that same number on the assignment contract, so the buyer is responsible for it?

Scenario, I marketed for sellers, got a seller, put property under contract

What are my next steps?  I've been doing research but keep getting stuck here.  What are the next steps.

I will be wholesaling in the Los angeles area, and have a purchase and sale contracts for both the buy side and sell side. I also have the assignment contract.  I wanted to have them reviewed by a real estate attorney.  Can anyone direct me to an attorney you work with who has experience with these types of contract, for a wholesaler?
