 I don't understand Ray. You say "skip tracing is outdated" but only make a vague reference to "creating your own leads". I have my own leads (name of decedent, physical address of property, personal representative for the estate, Their physical address. But I need PHONE NUMBERS to get better conversion rate for my letters. EMAIL would be nice too. HOW would I get those WITHOUT skip tracing? No offense, but telling people "that's not a good way to do it" and nothing more seems like a little league coach who tells his players "you're doing it wrong" but then doesn't give instruction of how to do it better. More details? Please and Thank You.

@Trevor Mauch Heard you speak with Chasen Chess and talked to one of your reps this evening and am excited to be signing up for your "Hybrid" plan. The analogy I've heard for a website is a "For Sale" sign in the middle of a corn field. WHO sees it? With literally MILLIONS of sites on Google searches, something has to be DONE to stand out to Google (and their roving "spiders"). Connecting Google Profile was a great idea. I'd also recommend a YouTube channel (Google is #1 search engine and YouTube is owned by Google so they promote sites tied to YT). One tip. Don't make videos about You. Make helpful videos (preferably interesting ones) that highlight the area (pros and cons is one idea). I have decided NOT to do an IDX feed. Quite honestly, is someone going to my site to look up houses? No. They're going for "credibility". To see what I'm about. If they want to look at houses, they go to ZILLOW (I read that OVER 90% of buyers go to Zillow during the buying process. So I'll let them look at houses on Zillow while I sell them my listing ;) 

I would venture to say that having a vet school nearby might gain you a better "class" of pet owners than available to the average landlord. That being said, most responsible pet owners (who truly love their pets), will understand and pay pet deposit. After all, they are a part of the family :) Too bad we can't charge "toddler deposit". When my son was 2-4, he caused WAY more damage than our little dogs ever did. Good thing for parents that kids can't be excluded (haha)
