@Patrick Shea thank you for sharing all of that information. If/when I consider a lake house purchase, your post will be very informative. That’s always been my issue with lake houses. How much time would I actually spend there, and is it worth buying? Thanks for sharing a different solution. Very cool that you get the benefits of owning (including good use of it) without breaking the bank.

@Samuel Hunker can you share more about those fourplexes in Atlanta for 150-200k that generate 3k/month in rent? I’ve been tracking the Atlanta market for deals and haven’t found this to be the case. I’m hard pressed to find a duplex in the Atlanta area for 150k that generates $1500+/month in rent, much less a quad with double the gross monthly rent. 

@Julian Boardman when an investment property is cash flowing this well, I’d hold onto it for dear life.

@Anthony O. Porter Welcome to BP! As a new investor myself I can highly recommend the Atlanta REI Meetup; this group meets the last Wednesday of each month. I would also recommend joining the Ga REIA and looking for events and sub-groups that align with your interests. If anyone has other recommendations, please share, as I'm also new to the REI space in Atlanta and always looking to meet more driven, passionate real estate investors.

Welcome to BiggerPockets Ian! I'm also new to BP and have found tons of value by setting up the keyword searches (track Atlanta and other potential markets). I attended my first meetup last week and it was excellent. I've also heard that Ga REIA has some worthwhile meetings and subgroups. I love connecting with others over multifamily deals - plan on closing one this year. Again, welcome to BP and hope to see you at a meetup!

@Curt Smith Thank you for your detailed response. I am very encouraged that you've had such a positive experience with investment in your real estate education. As a new investor, I understand the potential value of paying for information and access to networks, but I've also been told to watch out for "pay to play" opportunities because so much information is already out there for free. But the opportunities you're describing sound quite different from the webinars, sales courses, and coaching programs that take many newcomers for an expensive ride. You've reminded me that not everyone is out there trying to "help you" under the guise of lining their pockets. Just like analyzing deals, we should analyze the value proposition of educational/networking investments. GA REIA sounds great and I will certainly reconsider.

Nigel I am also looking for GCs to work with on a BRRRR. I am in Atlanta but new to real estate investing. Thanks for your question. @Jay Ragland I will be teaching out to you shortly. @Curt Smith very sound advice. The annual dues were keeping me from joining REIA, so it's good to hear that you find them worth the cost and much more.

I agree with Anthony. Look for a SFR, including townhome, with close proximity to campus and charge rent for each additional room.
