I have been doing research on hard money lenders and came across DHM. I see old mixed reviews where most are 2 to 3 years old. Does anyone have any recent experience with them? Have things changed from back then?

I never actually got my degree. It would have been in business management but I decided not to finish and never went back. I got to my senior year and dropped out to start a business. Although my business was successful, I feel I should have gone back to finish. Contrarily, I have no regrets.

thanx  @Mitch Messer. I just started my course a week ago. I plan to be finished by the beginning of July and test shortly thereafter. As far as an area; to get my feet wet, I want to start in my own back yard. I live in Decatur and have been looking at properties within about 5 to 10 miles of my home. My area is primarily rentals. I'm not quite ready for my own rental. I need to get my financial cushion reestablished first. We can chat side bar as to how it disappeared to begin with. Once I'm a comfortable, I go where the money is.

I am a freshman to the real estate industry living in the metro Atlanta area. Currently studying to get my license and looking to make connections to learn EVERYTHING I can. In addition to traditional real estate transactions, I also want to learn home flipping. I've also been studying any and all information from credible sources to learn what I can before I make a costly mistake. I'm hoping to do at least 2 flips before the end of this year and eventually set a few rentals.

Any and all suggestions are appreciated. I look forward to soaking up you guys' knowledge and potentially doing some deals in the future.
