@Caleb Heimsoth I am wondering what your thoughts are on OOS turnkey. You say it's not a good investment; do you have a bad history with it? Or know people who do? Just wondering if you could expand as I am in a similar boat with @Juan Rivera in this strategy.

Thank you both! I have wondered about the viability of on-market properties for the BRRRR strategy. It sounds like searching that way is not a good use of my time. At this stage in my life, time is the most important commodity focus I have which pushes me away from the idea of learning the marketing campaign process (to a degree, at least). I would be happy to work with someone who focuses on that in an effort to allocate the time it would take me to figure it out to other endeavors. I'd be interested to hear thoughts on that... Is it reasonable to think that the margins for the BRRRR strategy would still be good if I worked with someone in that area instead of doing that work myself? Or, does that partnership shrink the margins to the point where it is not worth the time savings?
