@Brian Pulaski - where to begin:

6 months late on completing the job, pushed responsibility for GC work on my partner saying he was too busy, not managing the trades including plumbers, not completing deck as promised, was paid for garage but will not complete.

He's been paid 100% of his contract estimate but left numerous unfinished portions, the biggest problem is he sat on it

for months not doing anything claiming he did not have enough help - he's disputing some of the charges which were overpriced to begin with .  We basically had to work with the tradesmen ourselves in the end including trenching a new sewer line to the city because he didn't want to deal with it.

Hi All,

Does anyone have any experience going after bad contractors in Milawukee?  We had a GC that basically dropped the ball on numerous portions of a rehab job and is refusing to complete a garage even though he was paid for it in full - Is this something that should be done in small claims court in city of milwaukee or would an attorney be appropriate - any help would be appreciated!

I wished I'd see  your post earlier.  I just finished a round of funding from Asia, structured correctly you can avoid US withding taxes for your investors.  Don't give up it is dooable.

Count me and 10 of my investors as part of the legion of folks investing in Milwaukee from California and for me it DID all start with Mehrans podcast 73! 

"I listened to BiggerPockets Podcast #73 with Mehran Kamari, another California investor who partnered with Dawn Anastasi to be his "boots on the ground" and help make his first out-of-state purchase in Milwaukee. I'm hoping to do something similar."

Nick, Welcome to Bigger Pockets.  Ironically I was in the same position as you were 8 months ago listening to the Mehran's podcast #73 - Priced out of California!.  I think Milwaukee can be a great market for Buy Hold Investors - Long story short I now own 18 units spread over 6 properties and am extremely happy with the cash flow.  Mehran, Ramon Jenkins, Dawn Anastasi are all incredible resources along with many others in the community.  I do recommend visiting the city and building a team you trust here - my first visit was an eye opener.  A good team on the ground will help you avoid the headaches beginner investors often face when buying out of state.  I'm happy to share my experiences with you and help if I can.

Ramon, do you mean the city's assessed value is usually over estimated?

What about trust deed investments, depending on your interest on the personal loan their are deed secured investments that get you 15% to 20%. Otherwise a $10k investment pretty tough to get into a property and rehab it to the point where it's ready for a rental.

I too recently invested in the Milwaukee metro area.  Totally agree with  Lucas you'll find a higher return in Mwaukee but in a lower class neighborhood.  Good luck with your investments.  I'll be happy to share experience with you.
