#1 Panama City - I already knew that :D, but know Money Magazine , Fiserv, Business 2.0 and CNN have anounced it for me.

In Panama City beach, FL $750 will get you a week at a Condo on the Beach...

If you go in town you really couldn't find much for $750. I checked the MLS and 2 properties where under $750. One was a 2/1 844 sq single family in a so,so area renting for $650 and another for $700 out in the middle of no where a 3/1 1220 sq. Both are built in the 40's.

No I stayed away from the condos. It is a 1955 block home in town. Thank you to everyone for the warm welcome. I'll let you all know what happens.

Fiserv and Money Magazine both said they expected up to 20% growth in Lynn Haven/Panama City area. Keep an eye on St. Andrews (in Panama City) the airport is being shut down and a larger airport is being built North of the Beach. The airport is sitting on bay front property. This will be developed over the next few years (2009 I beleive). Also beach property where I live is cheap right now. Stay away from condos, the high rises are going up left and right with no buyers. P.C. Beach area is getting revitalized and lots of construction right now, but it will be done soon and it will be worth it.

Here in PCB, FL rent has gone up. First it was the property tax increase, which was passed along to the renters, then the rental demand spiked. People are renting instead of buying. It appears that the market is picking up a bit, but mainly due to people picking up investment properties to rent. Lots of good deals to be had, but I hear this is the case in most areas.

Watch NW Florida. Panama City Beach, FL has lots of cheap beach property and the "in-town" area homes (Panama City & Lynn Haven specifically) are inexpensive and great for rental income. PCB is attempting to revitalize the beach area by bringing in upscale retail, housing, dinning, etc. The attempt is to get away from being the College Spring Break town and bring in the Baby Bommers.
