We just got here so our research isn't extensive. The neighborhoods are West University all the way north to Allendale and north of campus to North Loop. We'd also look at East Austin but I think that is getting out of the area university people would rent in. Also, EA will require a lot more investigating. We drove through some areas that were pretty dreadful.

Minimum cash flow depends on the investment amount, but $100 is the minimum.

I do think that we will find properties that will cash flow. I've been researching properties, running numbers, ect. I still have work to do to see if it will hit our target cash flow.

Im going to make a post on here asking for others' experiences with university area rentals. I anticipate that this specific demographic will have its own challenges.

Hi!

My name is Dory and I am so excited to have found this website. I've been reading forums since I found it a few weeks ago- its about time I jump in!

About me: I just moved here from North Carolina so my husband can go to UT. I have wanted to move to Austin for as long as I can remember so I am over the moon excited to be here. I have my degree in mechanical engineering, something I think will help me a lot in the rehabbing department. My husband is looking to start real estate school in a few months before he starts full time at UT.

Our plan: 2 fold; 1 invest in smaller properties near the university area. We think we will have a steady stream of renters. We plan on a long hold. Second, buy a house for ourselves that we can rehab to build equity and sell after 4 years. Right now we have the house we bought in NC rented out. It was not ever bought as a rental in mind, I've learned so much from this experience!

Im glad to be here, if anyone is interested in meeting up for coffee in the Austin area please let me know.
