Hi Ryan!

I lived in East Lakeview for over 8 years and it's a great place to live, but for a multi unit it is pricey. I would recommend exploring areas in Andersonville, Buena Park, Irving Park, Avondale. Not sure if your parents can co-sign or gift you a down payment, 3.5% on an FHA for owner occupant. You can also roll a majority of your closing costs into your loan.

As for property managers, being diversified is essential. There are a lot of poor property managers, so if you have 3 solid property managers that you are happy with I would continue what you are doing. I would take time out to evaluate what they charge you and what you are getting in return from each one, i.e. cutting the lawn, cleaning the interior, managing tenant expectations of repairs, etc.

I just received a quote from my contractor for $7K

There are definitely a lot of investors investing in Cook County and each deal is separate from one another and each area of the city is different from each other.

Congratulations Gabriel on your purchase! $40k does seem low for needing two kitchens, labor, roof, permits etc. Do you have a contractor?
