Hi all,

My good friend is currently working on a Fix & Hold (already owned). We don't mix business with friendship. IF...and it is a big IF...I offer operational/management/hands-on assistance in the Full-scale Rehab for zero financial interest--to gain formal experience--how should we structure an agreement? And the exit? I think it would only work if I'm out before a renter is in place, property produces income.

Purpose: My purpose is to have something tangible to share with (1) Future investors/partners, (2) Lenders, (3) State/Federal/Private Grant & Loan applications.

Current Example: California Department of Housing and Community Development (Department) requires experience to apply for programs under this year's (and presumably next year's) Notice of Funding Availability (NOFA).

I have an available seat at Brandon's Sunday workshop that, unfortunately, I'm unable to attend. I've reached out to BP to see if there is a waitlist and way for me to sell and properly transfer my space to someone desperately wanting to attend. Have not yet heard back from BP--they must be busy putting together an awesome conference, or something!

Hi all!

I have one contact who expressed some interest in introducing me to other investors that may agree to partner with me.  What is a fair amount to offer my personal contact as a finder’s fee for connecting me with another investor? A dollar amount? A percentage of my profit? Equity in the partnership?

I have an incredible opportunity for a SFR flip in the San Francisco Bay Area with an estimated PROFIT of $500K! Will share details (seeking funding/partnership) about deal in separate post in the Marketplace.

Offers are due this Friday morning, so I’d like to offer my contact a finder’s fee ASAP.

@Wayne Brooks Yours is the best response! Upon rereading the thread, it isn’t clear why OP needs to verify granddaughter’s claim, track down the notary, etc.

That said, @Oscar Juarez, of a notary fails to formally update his/her information, you may be better off locating the “notary” via more basic means. If you encounter a major legal issue, you could consult with an attorney through the county bar association for very little money, usually $50 or less.

@Oscar Juarez Hi Oscar! In California, a notary public must file an oath of office and bond with the county clerk's office in the county where their principal place of business is located. So, you should be able to locate your notary public in question through the county clerk’s office (county on the stamp/seal). Also, I found this site, which you may find helpful: https://www.sos.ca.gov/notary/notary-public-listing. If the notary is truly MIA or non-existent, I’d involve law enforcement…? 🤷🏻‍♀️

@Bryan Stocklas Is the seller’s “lawyer” his cousin, LOL? Although many well-wishers want to believe the letter is no more than empty threats, the sad truth is there are plenty of ignorant, desperate people who will file frivolous lawsuits that one has no choice but to defend. Consult an attorney, forthwith! You’ve got this.

@Kyle Schuck Congratulations! Great find! Who did the construction? Hey! We're in the same county. :) Also, I visited Marin County last week—a lot of older homes just begging for help from a REI!
