I'm confused about the wording of "lived two years out of five" for the tax exempt sale of a primary resident. Does that mean I can sell it after 2 years of living in it, or do I have to satisfy the 5 years regardless? 

@Ray Harrell, sorry for the late replay, I just saw this response. 

I am trying to line up a 1031 from a house with equity to a multi family commercial. I'm not finding any good opportunities on the commercial side and I'm just about to renew the lease on the house. I'm trying to find a way to keep things as flexible as possible in case I do find a good commercial opportunity. 

Many people hit on this point. It really depends on the stage of the market. Most of the stories you’re hearing are form the past 8-10 years. Which has been an amazing time to get into RE. Anyone starting around 2009 was pretty much starting off by shooting fish in a barrel. Deals were easy to find, numbers made sense, even in markets that are now completely over inflated (like San Diego, I was lucky enough to do well in that market as well). These days the pendulum is starting to reach its peak the other way. Deals are harder and harder to find even in what used to be less aggressive markets, like the Midwest. I would personally make sure you know what numbers you’re looking for and are comfortable with their projections even in a down turning market. Buying RE in order to "get into the game" at this point in the market can be very risky long term.

Most people I see that are still locking down deals at a higher rate are those who have already established strong relationships with brokers and agents around the country and are working by large volume to find that needle in the haystack.

Relentless-persistence, drive, knowing your financial targets and building good relationships with people who have access to deals should get you going.

Hey guys, 

I'm sure this question has been asked before in one form or another but I'm unable to find a relevant thread. Sorry if this is a repeat. 

I've been studying mail marketing methods, I understand the methods, format and system, but I'm missing the first tile in this domino effect. How identify the targets. 

I keep hearing, "Oh, its all online", "Its all on public records", which is great news but still far too generic for me to take action on. I tryed using ListSource, but I'm not entirely sure what cross metrics would identify a motivated seller, and at a minimum of $50 a pop, it can become expensive to tinker. I have a full time job and I'm in an inflated market (LA), so driving for dollars is far form ideal . I'm trying to identify targets out of state. 

Can anyone help guide me with actionable search criteria and specific websites?

How do I approach selling a tenant occupied property to a non investor? If I have to wait for the lease to expire, is there an accepted clause in the lease that can be added for this case scenario?

How acceptable is it to add an addendum to the renters contract that if the property is to be sold an x months notice will be given and the lease will terminated?

Thanks for the feedback guys. Im definitely planning to get a thorough inspection before I jump in. The seller is gating that with an “offer first”. I’m trying to assess if to even bother. 

I agree with what you guys are saying about the 50k. We’ll see what inspections come back with.
