Thanks for the feedback Ryan and John.

I was hoping to find a ready to use program that has most of what I want and pay a reasonable price.  I have looked at many - just not finding one that I like a lot.

I think you guys are probably right - will need to do the work to get things set up in Excel the way I want it and probably outsource GUI - then I can get what I want.

I am looking for a good real estate investment analysis software.

I would like one that easily shows changes to holding term, different loan scenarios, down payment/LTV.

I would like to see IRR and also Return on Equity.

I would like to find one that has some graph capability - to use in seminars - something that can show something a little more interesting than strictly spreadsheets.

Suggestions?
