I'm looking to purchase a multifamily property for cash flow of 10-12% in a new market. My budget is roughly $500k-$1.5M. I currently invest in Seattle and would be open to anywhere in the mid-west, Texas and Florida. Any recommendations on who to contact?

My wife and I currently own 4 investment properties - one duplex, two triplex's and a single family home.  We are looking to calculate the return on investment for each property to objectively evaluate our portfolio.  Are there a few formulas or key metrics you recommend we use to properly evaluate our properties (i.e. home value plus rental income, cap rate, etc)?  If so, would you mind sharing the formula?  Thanks!

Thank you all for the response!  Buildium appears like a great fit and is only $45/month for 20 units or less. I'll look into Quickbooks as well as for tax preparation purposes.

I currently own and rent 9 units and I'm managing the properties as well.  I am looking for a moderately-priced (free would be best) property management software--similar to Appfolio. Any recommendations?
