Hello BP community! Im a fairly new real estate investor and I'm looking to buy and hold a property in Windsor Ontario. For those of you who are familiar with the area, im looking to buy 5-10 min from Windsor University. My goal is to buy a property for 200k or less, do the necessary rehab and rent it out to college students. 

What Im uncertain about:

What is the community like in that specific area (closest to the uni)

Is it a suitable place to invest?

Planning on using the BRRRR strategy, the only problem is - I have a property closing in niagara the end of this year. I was initially going to us a HELOC to facilitate the downpayment for the home in Niagara, which is still my plan. However, if I pull the equity out of one of my existing homes now to pay for the downpayment on the property in Windsor, ill have to pay the interest until the home in niagara is ready. Which wont be for another 10 months or so. What do I do?
