Investment Info:

Single-family residence buy & hold investment in Oakland.

Purchase price: $270,000
Cash invested: $10,000

4 bed one bath single family home in small town with great school district, about 10 minutes from major city on Front Range of Colorado. House has 4 car detached garage, had same tenants for 4 years now. Good income producing property.

What made you interested in investing in this type of deal?

Primary Residence, did a live and flip.

How did you find this deal and how did you negotiate it?

Second house, was house hacking before then got married. Needed a place so we bought this property, updated it, then moved out after 2 years.

How did you finance this deal?

20% down, 30 year conv

How did you add value to the deal?

Cosmetic updates

What was the outcome?

Prime rental market, good quality tenants because of higher asking rent

Lessons learned? Challenges?

When buying, I let the seller run all over me with little asks here and there. He ended up taking advantage of me saying 'yes' to every request. Lesson learned

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes realtors, feel free to ask and i will give you their contact info.

Hello Everyone,

I'm curious if anyone has come across any online tools that display a heatmap of property values in a given area?  In other words, a tool that allows the user to zoom into a city/neighborhood and see estimated property/parcel values and have those values vary in color, much like conditional formatting in excel.  I know Zillow will display the Zestimate values of properties, but if one were to extrapolate this data and overlay it on a map it would make comp analysis much, much quicker in my opinion.  One could easily see high vs low end neighborhoods, view trends over time, etc.

I use heatmaps quite a bit in my line of work to quickly find trends/errors to help analyze data, and am curious if anyone uses it yet for property analysis?

Any insight is more than welcome!

This is my first time posting and I'm very happy to say I will be a landlord in a couple months!  I will be moving out of my primary residence to another state, but will convert my PR to a rental.  Being that this will be my first rental and I will be out of state, I am hoping to get a property manager to look over said property, at least for the first year or two.  I am wondering if anyone here has any recommendations for property managers that serve around the Greeley, CO area?  Any help is much appreciated, and again I'm happy to finally be apart of this community!
