Thank you everyone for the warm welcome. Following advices from the pros on BP has put me out of my comfort zone but I can say that they have worked and i was able to build a workable buyer's list within 3 days.

Hi everyone, I've been so busy reading up on valuable discussions that I've been neglecting to introduce myself.

My name is Thuan originally from CT and moved down to Florida in 2005. I've always been intrigued with Real Estate but too scared to dive in. However, my wife and I are expecting a child within the next 8 months and since the day I found out, I've been motivated and driven to do whatever it takes to give us a comfortable lifestyle in the future.

I have a really good job with a corporate company right now but I want something new and exciting. I signed up for real estate school to get my license and it was there that I met a classmate who has been wholesaling the past 6 years and has been very successful. I've been learning bits and pieces here and there but mostly on my own.

Only 2 more days of real estate classes than exam. I plan to work with Century 21 to learn as much as I can about real estate transactions. Also will be doing wholesaling on the side. So I have a side job from my side job. Geeez my schedule is crazy but loving it.

Great responses Will and Chris! After I hit submit, it hit me that the agent is most likely getting his commission from closing anyways. So he'll be a happy camper.

Hi Chris thanks for answering my question regarding wholesaler earlier.

I've read a lot of your comments on other post and find them very informative.

Question for you,

I found a realtor on craigslist today who has a lot of cash buyers. Called him up and he was very cool and was willing to work with me. He gave me the buyer's preferences and all.

In your experience, what's a fair commission for the realtor? He didn't mention anything about it but i am sure he would want some kind of kickback if that's legal.

His buyers wanted properties to rehab and eventually list with him and he get the commission.

Hi everyone, I am a newbie wholesaler and wondering if the following practice is allowed.

I found some great properties on an investor website. Can I write a purchase contract with them and then assign it to my buyer?
