I am trying to pull equity out of my primary residence to use toward the purchase of an off market property. I've run into a pretty sizable hiccup in that the bank doesn't want to loan the money due to the insurance on my current home being HO8 as opposed to HO3. My current home is a completely modernized home but was originally built in the 1930s. Because of the age of the home there is only one insurance company in the state of Florida that will write a HO3 policy on the home but they are asking for $10K/ annually for premiums and even that is if the home has all wind storm discounts which mines will not get and it will take a prohibitive amount of time to get them. Is there anyway around this insurance thing for getting a HELOC? Is this something that all lenders ask? I trying to find out if I have better options than loose the deal or pay so much in insurance that the deal no longer pencils.

Hey Killy, welcome to the forum. The best way I’ve found to get fast information on wholesaling (and anything real estate really) is to use the Keyword Alerts feature and type in “wholesaling” or anything else you’re curious about. Then every time someone post talking about that keyword you’ll get a notification. This is great for not only finding out about what you’re asking but also figuring out who some of the active experts are in the forum on a particular subject as they’ll be posting often with valuable info. I hope you find what you’re looking for.

Hello BP, My family has a property that I was looking in to purchasing. It is a single family home that was left to my mother and her siblings with the directions to sale and split the profits but give interested family members first priority. I did some due diligence and made an offer that should’ve been reasonable considering the condition and location of the house. When I made the offer, my mother informed me that an out of state law firm acting as a whole seller had contacted her with a letter offering a lot more. I looked at the letter and this whole seller was offering what amounted to the highest possible retail value based on the Zillow estimate sight unseen, no questions asked. I went back to my numbers and, using the BP calculators and speaking to a realtor to gather comps, I still couldn’t make what they were offering make sense. The price they’re offering would negative cash flow by hundreds of dollars for years until the rent prices caught up or something drastic changed in the neighborhood causing a rapid appreciation of the area. 

That brings me to my question. Do some wholesalers use the tactic of offering an high retail price to get prospects to bite and then dropping their offers down by thousands of dollars after inspection? Because I can’t pencil out how they would make money on this deal otherwise. What’s the angle?

Thanks for the worm welcome Bryan and Matt!  My worst fear is that I wouldn't get any replies, thanks for not letting me go through that. Matt, I would love to find out more about the Professional Investors Guild. Is that a local thing? Do they have a website? Hello Bigger Pocket! My name is Donn Milton, I'm currently a Lieutenant with the Fire Department in Pensacola Florida. I'm joining bigger pockets to research real-estate wholesaling with the eventual goal of getting into buying and holding properties and rehabbing.
