Got a property listed for 99k. 70% of ARV is 86k. Est. Repair costs roughly 20k. Is it possible for me to negotiate this deal and apply an assignment fee worth my efforts? The property needs quite a bit of work and I'm off to take a look today. My premeditated low-ball offer to the seller may go as low as 44, maybe 50k, max of 70k... To the buyer, highest listing at 90, lowest at 80k, possibly a bit lower... I know my numbers are pushing it, but are they reasonable and feesible enough for the asking price and the buyer's interest or unworthy of time and effort?

Do you have to have an established business to wholesale or can you do it as an individual?

So I can just apply for a loan, purchase the house with the loan (not at all using my own money), then do what I want with it afterwards?

For me, it's complete lack of knowledge in this industry. I'm not sure what to learn first... I read though Bigger Pockets' "Ultimate Beginner's Guide," but that seems to merely scratch the surface. I'm looking to quickly gain knowledge and confidence first and foremost, but my other limitation is funds...

Hello, everyone on Bigger Pockets! I'm completely new to the real estate scene, looking from the outside and trying to figure out how to get started with limited to no funds. Made several attempts to set profile picture to no avail on both computer and mobile site. Each time I set my picture (select photo, crop/zoom, click apply) it doesn't confirm and save the uploaded picture. Might someone tell me how to successfully upload a profile picture?

Any tips and sources regarding acquisition would be immensely appreciated. We already have an investor willing to work with us and we are excited to close our first deal and see our potential in life manifest through our continued endeavors.
