Yeah, great thread! 

So you know you've had crazy renters when your new prospective renter and their 5 (maybe 6) kids pile out the van. Oh, that's not the crazy part. When they left after the viewing, I found a note under my windshield wiper from one of my neighbors that said, "don't you ever learn?"

Thankfully, they didn't qualify!

Thanks, one and all! Wow $800 to pump the septic in Washington, Anthony! It's about $200 here, too, David. The prices I'm getting from the septic company (just to be prepared!) are around $2,500 for the leach field and $5,000 for the whole unit. I think I'll check to see if my insurance covers any of this!

Wow! Thanks, David and Paul! I'm having septic nightmares! I'll have to have the septic guy inspect everything for clogs, septic biology, AND the drain field!

Okay, Jon, your $6,000 bill trumps mine! I appreciate the pep talk, Jon! Being a landlord can be trying, but I just need more of them to put an individual one into perspective!

Thanks, Matthew. Yeah, I had come to the same conclusion and scheduled the perc test. The house is really nice, so obviously, I want to protect my asset. It just sucks!

Thanks, Heather. I'll give the tenants the third degree to see if they're doing any of those to see we can have a better outcome than having to replace the drain field which is more $ than I want to spend on this beast.

Thanks, John. I scheduled the septic guys to come do the perc test. jeez! This house has become an anchor!

Thanks, Colleen. You're right. She called someone from the phone book that I've have had problems with in the past. I wasn't happy, but I think I'm going to pay the bill. After speaking with a plumbing service I trust, it seems my drain field might have degraded. It's about $2,500 to fix it and I'm not happy to have to pay that! Versus $200 to drain it. After discussing it with my hubby, I think we'll just pay more often to have the septic drained.

Yikes! People can be vindictive! I'm going to add in the clause on my lease doc. This is the first tenant I've had that this has happened. I've had 2 small families in there before this large one.

Thanks, Paul. I felt the same way. We only pump our personal one every 5 years, though we only have my hubby and I. 

Is it okay for me to make my tenant pay this?
