Just to follow up on this thread, Andrew Fidler with LaPlante RE was extremely helpful and spent a good 45 minutes with me about my deal and offered not just rent estimates, but other considerations as well.

Since you are a college student, you need to decide if you want to invest near your school or if you want to invest where you eventually end up working after you graduate. Near your school may be a good bet, since even if you leave the area after graduation it could potentially continue to work for student housing. If you will be leaving the area soon, you may want to wait to use FHA option, as a requirement for FHA mortgaged property is occupancy for 1 year. BTW, I think you will need 2 years tax returns to qualify. Lots of information online and lenders are always happy to talk to you, especially with the money you've already saved, as a student no less. It looks like you are already on the road to success!

Thank you for the information- I had a appointment set to chat with someone at LPG, but got a message that they were not currently taking new clients (or something like that).  Tuesday I am scheduled with a LaPlante rep and Derek DeVerna has been helpful but does not manage in the area I am purchasing.

 Who do you recommend?  I've contact LaPlante and waiting to hear back from them, RK Group & LPG.  Spoke with JBowen&Co, but their fees seem high to me.

Obviously the dwelling gets covered, but do you want ordnance/law coverage (brings things like electrical systems up to date if need be replaced due to claim), loss of use (covers your lost rent after a claim), replacement cost vs actual cash value, workers comp, and personal liability. And of course the deductible you're willing to have.


 Are landlord and property insurance policies usually purchased separately or is there a benefit (better rates) to finding an insurer who bundles them together?

Interesting- did not know about the ability to 1099 tenants!
 

 they are state specific but any debtors attorney can do the eviction as can most property managers. I would tell you 9/10x its not worth spending the $ to get it collected as most renters do not have it. What we have done is 1099 them the amount owed so then they have to pay taxes on it as if its income.Its a nice going away present as if you cannot collect uncle sam will.
