These companies work together to provide the worst possible experience. The title company should rename themselves Rude. They all worked on a FSBO (we were owners) and "boxed us out." We felt very alone while witnessing shady real estate practices.They lack integrity, professional ism, and failed to prepare necessary documents. We had to seek out another title company and stop communicating with all parties. They think it's normal to waive an appraisal on a house with mold and dry rot. They all chimed the exact same message verbatim. They think a waiver of an appraisal is based on a credit score and down payment but it's also based on the condition of the property. They purposely chose to delay paperwork we need to close on our other purchase. Instead of Rude Title providing paperwork they spent their time arguing and defending their partners who bring them vulnerable buyers and sellers. The property disclosure was filled out by realtor and when I wanted it amended the title company tried to fill it out in order to minimize the condition of our house. We could be sued by buyer for non disclosure but they didn't care. Worst people I've ever dealt with!
