Jeff - Sorry to hear you are experiencing delays in lease up.  I have had the same experience in Tucson with a condo rental.  Looking back, I think the rental market has been slow in general since last fall, with rents falling on a seasonal basis. (your 55 days of vacancy was for the most part the holiday period).
Vacancies are pretty high and based on BLS statistics, population growth has been flat.  You have to keep up with rent trends or tough it out and wait for hopefully a stronger rental market this spring.   I find that managers are somewhat reluctant to cut rents because they have an interest in maintaining income across the market, even if that means your property sits vacant.  That said, the market seems to be warming somewhat, which is what you would expect from a seasonal perspective.  Good luck,  Don

Looking to hire a seasoned property manager for a SFR- condo property in Tucson AZ. Reliable and effective of course, but especially interested with a manager with a strong marketing program and results. Thanks!
