Post: Buyer's broker not turning over Earnest Money

I have been in situations where I had to decide to give earnest money back or not. But, the escrow is always held by the closing company of my choosing. However, I have never held earnest money just so I maintain a good relationship with the buyer's broker (for future deals). I make them sweat a little first however.
Wished I could tell you what to do from here instead of what you should have done.

[I would never use a contractor who didn't answer or return my calls BEFORE he got my business. You can bet he'll be even less responsive after you've agreed to do business with him.

You are absolutely right. I screwed up and told the Mrs she could quit her job if she learned how to deal with contractors. This is her first one and she ain't having none of my input on him. She will get to quit her job and I will have to have two for mucking around with guys like this.

Most important to remember is to stay within your parameters. If a higher offer takes you out of anticipated profit, you are out of your parameters.
This question kind of reminds me of when I started making offers to find my second project. I thought me and the bank I bought my first one from was buddies. I searched for every REO they had for sale to make an offer on. So, I played some games with them on my next few offers for the second property. They didn't give a hoot who I was and didn't remember I had just bought one from them a few months ago.
Stay firm if you need to to make your numbers work.

I will chime in...
I would not look at anything in a neighborhood (like this would be in) with a plan to tear down and rebuild. I think rehabbing is cheaper than new builds anyway. Some on BP may have success with these properties. For me, if the grass don't grow and it has bars on the windows, I stay away. I bet you will learn this is a wonderful deal a "wholesaler" is trying to make a buck on.

With all due respect to "This lady" and the other ladies, I am in a peculiar situation my wife has put me in. I got 3 bids on a major project that includes a roof and siding. The variance is $10,000. To keep peace in the house, I am going with the highest bid. To make matters worse, I hate using this guy because he will not answer or return my phone calls even before the project starts. I am miserable with this project. I guess everything we have ever learned about dealing with contractors is out the window because this one will be our home when finished.
Pray for me.

I don't recall an answer to your original question. I do beleave that if anyone knows a nutjob is about to do harm and does nothing to prevent it, they should be prosecuted. Same goes for not reporting child abuse ETC. We have a responsibility to look out for each other.

This comment might get whacked; but, I have seen FNMA do much dumber things than try to eliminate 6% in cost. I don't think that would even register. Find an agent as suggested or simply make an offer through the listing agent that they will choose. FNMA will not give you the time of the day or do a whole lot that you can find any sense in.
