It comes down to your investment horizon and the number of properties you hold.  If you intend to grow, incorporation is the way to go.  Another factor is your personal marginal rates and if you are at the higher bracket, it makes more sense to incorporate.  Drawback is incorporation do have higher compliance costs (eg. tax filings and annual returns with the province)

Hi everyone! I am a RE investor from Toronto and considering relocating the family to Calgary due to my spouse's work requirements.

What are the best neighbourhoods for schools? I am looking to buy a live-in multi-family (3+ units) and wonder if there are such neighbourhoods with these multi families properties?

I’m a newbie and this is my first property purchase in the US. The seller accepted the offer last week and I’m currently in the process of inspecting the property (coming up in two days). 

I’m taking this time to do my own due diligence and noticed the listing and the county records has significant discrepancies in the number of bathrooms and bedrooms. 

The listing shows 7 bed/7 baths, but the county only showed 6 bed/4 baths. I haven’t seen the property in person except had my realtor video conferencing a walkthrough. The number of bed/baths on the listing matches with the actual house. Are the extra bedroom, bathrooms a concern (eg. Reno not up to code, etc.)

Is this a huge red flag? Time to get out of the deal?


PS - I’m in the state of Florida. House was built in 2014

Congrats on your US property! I noted you also had a property in BC - how did you finance your property purchase in the states? Were you able to obtain a mortgage (assuming you are not a US citizen?)
