@Joseph Copella Thanks for the info, seems to me the average screening price for credit check and background check is anywhere from $30 to $40. New York’s new laws say you can only charge $20 application fee, I’ve contacted a couple of services and they didn’t really have an answer other than maybe giving the potential tenant a credit back. Either way im going to end up spending an extra $10 to $20 out of my pocket on each applicant. Thanks again for your response it will be helpful

@Paul A. Thanks for the response and the link to the new laws, going to take a while to read this, do you know if theres any link or site that breaks this down and would help me understand these new laws.

My son and I are in the process of buying our first single family rental property in upstate New York. Can anyone give any recommendations on a good tenant screening service we could use, or should we just do it ourselves, being a newbie and with all the new rules and regulations New York has, I don’t want to violate any laws. Any help would be greatly appreciated
