Hello All,

I am looking to buy a multifamily property. I found a single family and a duplex. It says...

"Property is a single parcel with 3 lots and is zoned Single family with a legal non conformance for the duplex."

Has anyone had experience with this?

I'm curious because I was reading up on it and it seems to have a lot of negatives surrounding non conformance.

I am currently looking into different deals. I want to start shopping ahead of time to find a leander that I can get financing to make an offer. The question is, what if I am able to get financing now but if I do not find a property that would meet my numbers for ROI until 3 months later. Will I need to have my credit rerun again? I am asking because a buddy of mine took a big hit on his credit trying to acquire his first property. It will make a big difference if one bank is offering for example 5.5% and another 4%. How do I approach this?

Hello All,

I am trying to get financing to buy a 4 unit in the Dallas Fort Worth area using FHA. How do I avoid taking a hit on my credit score when trying to shop around for the best rate I can get. I was told that multiple credit runs in a month will not affect your score but if spread out it will. Is there any truth to this?
