@Courtney Oldrin; Hi Courtney. I just got started in March. I have a lease I could share that was reviewed by my attorney. It is compliant with Maine Law but would still recommend you have it reviewed by an attorney. DM me you email.

Also, I have been using Avail as my tenant management system and am very happy with it.

@Chaz Desousa check out their home page https://www.memphisinvestorsgroup.com

They do lunch every Friday at The Butcher Shop on Germantown Parkway. Its a drop in event, everyone is very friendly and social. They have a room in the back. They have a virtual meeting April 8th. During their meetings people usually have some deals to offer up.

Hello Southern Maine Investors. I am relatively new to the area. I moved here after being in The South for 3 years. While there I was a part of a Memphis Investors group. They met formally every month and had lunches twice a month. It was great for making connections and getting deals. Are there any such groups here in Maine?

@Stephen Chatto good advice, it is cash flowing as is, but I don’t think it is fair to the other tenants or myself to have one paying significantly lower than the others. The unit as-is could be getting almost twice their current rent. I am considering a few tact’s including recommending public housing vouchers, explaining the capital improvements I intend to make, etc. And if the situation still doesn’t work out I am prepared to offer cash for keys.
