Good morning all,

I know the Alabama law on tax liens is still relatively new. My question pertains to counties that are participating in the new lien format. I bidded on a parcel and won a lien this year. Apparently, the parcel went up for auction last year without bids and went back to county inventory. In order to purchase the lien, I had to buy both years taxes. Does that mean my judicial foreclosure period starts this year, or does last year count since both years were paid for?

Thank you Denise! Is this procedure for a declatory suit covered in any of your books? Also this isnt in Jefferson County, but what would be the worst case scenario here, being sued for reasonable rental of the property?

I'm in the process of buying a tax deed to a vacant lot over the counter from the State. The lot was acquired by the state in 2016, so I'm assuming it will be a tax deed vs a certificate. The owner is deceased and there are many heirs, and one (an attorney) was paying the taxes for 10 years or so before it was acquired by the State. If I were to buy the property, and take possession, what happens from there? I'm sure a void tax sale could be possible so would it make sense to take possession and wait for 3 years to cure that or would that even work? Also how would you eject all of the possible heirs from a vacant lot? It probably would never be able to be developed due to its location. I would solely be interested for the purpose of hunting and maybe a garden. I'm not sure it would even be worth it to quiet title. Any help would be very appreciated!
